Join CBS Space Analyst, Bill Harwood, as he discusses the end of the NASA shuttle program and the Obama administration's change of course on the future of other NASA programs. Topics to be discussed include the moon program and the shift to private launch services.

 

Bill Harwood has covered the space shuttle program full time since 1984, first for United Press International and, for the past 18 years, CBS News. A veteran of 124 shuttle flights, he has covered some of the most important space stories of the past quarter century. He is the author of two books, Comm Check: The Final Flight of the Shuttle Columbia and Voyaging through the Cosmos.

  1) 2010 Commercial Real Estate Markets: More Deals - Lower Prices

Speaker: Joshua Harris, University of Central Florida

This session will focus on how the current and future economic conditions will impact the commercial real estate markets. Discussion will include the timing of GDP growth, job growth, and changes in market conditions for the major classifications of commercial real estate. In the process, we will also explore deal volume, cap rates, and financing options. The session will end with a discussion about investment strategies given the financial forecasts.
 
  2) Green Leasing: More Than Just Lease Language

The increase in both tenant demand and the number of LEED certified buildings and spaces has created a greater need for educated brokers. Knowing what to look for and how to benefit fro leasing green space will be an asset to any broker in this new green economy. This session will provide background on how commercial brokers can help clients integrate LEED into the leasing process by highlighting content from USGBC's new publication, the Green Office Guide, which was written specifically with the needs of commercial brokers in mind. Background and best practices for successful green transactions for both tenant and agency representatives will also be explored.

What image are you projecting to your customers? First images are the most important and in this electronic economy, the first image you broadcast is often not through a physical encounter. We will be discussing what you can do to project the right image and carry that message each time a client and/or potential client sees your message.   1) Business Intelligence for Industrial Commercial Real Estate

Speaker: Dean Whittaker, Whittaker Associates, Inc.

In these challenging economic times we all need to work smarter in addition to harder. This session will provide participants with an overview of the tools and techniques for using business intelligence to work smarter by applying information resources to their efforts.

According to a recent study, 3% of the companies represent 80% of the new jobs created (and sq. ft. occupied). Additionally, only 20% of the internet can be indexed by search engines. The remaining 80% is as invisible because many sites are database driven and dynamically created.

At this session, participants will learn how to identify high impact companies in their market areas, find and use hidden internet resources, and use a web-based lead tracking system. Fellow SIOR members will share their experience in the use of these tools.
 
  2) Impact of Emerging Supply Chain Demographics and Trends on US Industrial Real Estate Markets

This program will explore the significant emerging trends that will impact the US industrial markets for decades to come. The improvements to the Panama Canal and the dramatic increase in imports expected from India will change where goods enter the country, where they are stored, and how they are moved. This program will also examine the country's evolving demographics and the post-recession mind set. Panelists will also identify the significant planned supply chain infrastructure projects planned within the United States. Finally, the panel will tie all of these trends into conclusions about which regions of the country stand to benefit the most.
 
  3) Protecting Your Right to Future Commissions

Speaker: James A. Hochman, Esq., Coman & Anderson LLC

This will be an interactive presentation covering the ways a broker can protect his/her right to option commissions when the property may be sold or lost in foreclosure. Attendees will explore sample commission agreement language, proposed lease language, and means to enforce the brokerage commission claim as a third party beneficiary, with or without broker lien rights.
