The paradigm of foreign industrial investment in Mexico has changed dramatically in the last five years. Mexico is no longer the place for low tech/high labor assembly operations. In its place, certain manufacturing industries are consolidating in Mexico and vertically integrating their entire supply and distribution chains into Mexico. This trend affects the automotive, aerospace, appliance, high-end electronics, medical device, and third-party custom electronics sectors. the result has been a complete change in the companies coming to Mexico and their site selection in decisions in Mexico.  The typical projects are now much larger and more complex then they have been before and companies need professional help more now than ever. Audio Presentation

Speaker: Andrew Zezas, SIOR, Real Estate Strategies Corporation

This session is a real-life case study about a tenant representation transaction. In this case, the overly aggressive posture taken by the landlord regarding their dealings with the tenant-client and the landlord's proposal to put the commission at risk forced the termination of the deal. As a result of a well-written tenant representation agreement and the strength of the relationship with the client, the deal was resurrected, the client's terms were secured, and a full commission was collected. At this session, attendees will learn why an exclusive tenant representation agreement is important to both the client and the broker, the essential components of an exclusive tenant representation agreement, how to secure an exclusive tenant representation agreement, and how to negotiate from a position of strength.
