SIOR Designation Training
Critical Components of Commercial Brokerage (SIOR Course 200)


SIOR Designation Training is held prior to and during the 2005 SIOR Spring Convention. Prospective members will complete SIOR Course 200 (18 hours of mandatory education requirement) prior to the convention on Tuesday, Wednesday & Thursday and can fulfill the requirements for Course 203 (the 12-hour elective requirement) by attending the Spring Convention on Friday, Saturday and Sunday.

Tuesday, April 12
8:00am - 3:00pm Construction
David T. Houston Jr. CRE, SIOR
Understand construction techniques. Define terminology. Identify what tenants are looking for in facilities today. Topics covered include: Site development; Electrical systems; Mechanical systems; Contract terminology; Construction scheduling and more.
3:00pm - 6:00pm Ethics & Professional Standards
C. Robert Percival CPM, SIOR
Define terms in ethics. Understand how ethics relates to business practices. Differentiate ethical issues from legal issues. Recognize situations where problems may arise in practice. Manage business practice to avoid ethics and professional conflicts of interest. Understand the due process available to a commercial real estate professional in SIOR involved in a business dispute.
Wednesday, April 13
8:00am - 5:00pm Real Estate Investment & Finance
Paul B. Kluck RPA, SIOR
Understand the financial impact of a lease. Identify the reasons to own or lease. Determine the value of real estate and the impact a lease has on that value. Learn how to read a financial statement. Requires use of a financial calculator – HP10BII preferred.

8:00am - 5:00pm Understanding the Lease Agreement
J. Michael Boyd CRE, SIOR with Jim Hochman, Esq.
Understand lease clauses and their legal and negotiation implications. Understand the importance of the lease in relation to the deal. Define the uniform language used by all parties to a transaction. Discuss the roles of all of the parties in a lease negotiation process. Discuss market trends in leasing and lease terms. Analyze standard commercial leases clause-by-clause.
