HOW: Why How We Do Anything Means Everything... In
Business (and In Life)
Sponsored by
Spectrus Real Estate Group
Speaker: Dov Seidman
A flat, connected, and
transparent world has changed the rules of the
marketplace. Customers, competitors, and the public now
have unprecedented visibility into organizations and
their operations. Dov persuasively explains why the
frontier of 21st-century prosperity lies not in
out-performing the competition but in out-behaving them;
it's not what you do, but how you do what you do.
Companies are now in a position to win by literally
out-behaving the competition. How a company thinks,
behaves, and governs sets it apart, facilitating strong
relationships with partners and vendors and continuing
business from customers and clients. |

General Session (CE) - ProLogis
Speakers Series Presents: Emerging
Markets
Sponsored by
ProLogis
Speaker: Antoine van Agtmael
A new breed of world leading companies are
catching their Western competitors off-guard.
House-hold names of today -- IBM, Ford, Wal-Mart, Sony
and Shell -- are in danger of becoming has-beens as more
innovative new superstars in the emerging markets claim
dominance. Understanding how they have become
world-class market leaders, and where they are taking
the world economy, is crucial to understanding not only
the future of globalization, but the future of Western
competitiveness.
Each year we are buying more planes from Brazil's
Embraer, refrigerators from China's Haier appliance
maker, smart cell phones from Taiwan's HTC, and gas
from Russia's Gazprom. van Agtmael will explore how
these relative unknowns came so far in the world markets
so fast, what they are doing right that their Western
competitors are doing wrong, and how Western companies
can face the intensifying challenges and survive. |

General Session:
The Lighter Side of Politics
Sponsored by
GE Real Estate
Presenters: The Capitol Steps
for bios
Twenty-five years ago, the Capitol Steps began as a
group of Senate staffers who set out to satirize the
very people and places that employed them. In the years
that followed, many of the steps ignored conventional
wisdom, and although not all of the current members of
the Steps are former Capitol Hill staffers, taken
together the performers have worked in a total of
eighteen Congressional offices and represent 62 years of
collective House and Senate staff experience.
Their material is updated constantly, whether it is the
Democrats' current infatuation with Barack Obama in "A
Leader Like Barack" (to "The Leader of the Pack") or the
latest opinion from Ann Coulter ("Loonies of the Right")
or on the international side, President Bush and the
Prime Minister of Japan reconciling their differences in
the touching "Stand By Japan." No matter who's in the
headlines, the Capitol Steps are equal opportunity
offenders. |

2.
Team Brokerage (CE)
Sponsored by REALTORS® Commercial
Alliance
Mike Lipsey, Lipsey & Associates
It is estimated that approximately 80% of all
brokers work on teams. Some work on virtual teams
created for specific projects while others work on
permanent teams designed to target product type or
market share. With such a high percentage of brokers
working on teams, this session is as timely as it is
necessary. It takes action and effort to create and
manage high-performing teams. Most teams are developed
without even the most basic awareness of whether the
team members will work or interact well together - it's
the number one reason why many teams fail. Team
brokerage is designed to improve team performance and
leverage their potential through effective team
development, communication and management.

1. How Logistics
Affect Real Estate Decisions (CE)
Handout - Slide Presentation
Tim Feemster, Grubb & Ellis
Logistics/transportation costs far exceed the cost
of industrial real estate and have become increasingly
important in the overall analysis as to what type of
buildings tenants lease and in what location. Total
occupancy costs, not just rent, is how most
sophisticated tenants decide on leasing alternatives.
This session will explore how these logistical issues
affect real estate decisions in today's market.

2. Systems for
Success: Selling, Presenting, Negotiation and Serving in
Commercial Real Estate (CE)
Mike Lipsey, Lipsey & Associates
Systems for success is a complete guide to success
in real estate. By focusing on the four key components:
selling, presenting, negotiation and serving, this
session will provide the practitioner with a systematic
approach to achieving lasting success in a highly

3. Differential
Development and Construction Costs: How to Do the
Analysis Comparing Build-to-Suit Proposals (CE)
Michael Alderman, SIOR, DP Partners
John Barker, Jr., SIOR, Red Rock Developments
Ronnie Rucker, AIA, Korte Construction
Doug West, Red Rock Developments
In today's extremely volatile construction market
and with more than ever pressure to reduce real estate
costs, we are faced with challenges to "do it for less."
This session will be presented by seasoned professionals
who will discuss and provide take home information on
cost differentials for basic building components. For
example, do you really know the cost difference between
28' versus 30' clear buildings? Or should you always
provide a reinforced concrete floor or will
un-reinforced concrete flooring provide the same floor
performance?
In addition, we will discuss ways to provide some basic
site layout value engineering. Seldom do we realize that
the primary driver in any deal is the site and its
physical characteristics. We will discuss ways to
complete preliminary analysis of sites to advices your
clients in advance of making a final decision.
We will also cover the pitfalls in submitting a "request
for proposal" for a build-to-suit. Often times you are
forced to become the construction expert as you evaluate
different proposals. We will coach you on some of the
loopholes to look for to provide the best counsel to
your client.
